While many expect the property market to slow down over the summer months, June has been incredibly busy for the team at Dutch & Dutch.
We've continued to see strong demand across North West London, with buyers, tenants and businesses all looking to secure the right property. Well-presented homes remain in high demand, while quality commercial space continues to attract occupiers looking for the right long-term base.
Alongside the busy sales and lettings market, our Property Management and Commercial teams have had an exciting month, taking on new instructions and completing several standout deals.
Property Management Continues to Grow
It's been a fantastic month for our Property Management team, who have welcomed a number of exciting new instructions.
In Finchley Central we have been on-boarding the management of a shop and residential upper part on Hendon Lane for a client who needed a proactive managing agent with a fresh approach and we're delighted to have been chosen.
Meanwhile Harry Clark and the Property Management team have been advising on a significant new instruction at 20-22 Mortimer Street, Fitzrovia. The building comprises five floors of prime CAT A office accommodation, complemented by best-in-class wellness facilities and a stunning third-floor roof terrace, offering occupiers an exceptional working environment in one of Central London's most sought-after locations. We are delighted to have been appointed to manage this asset on behalf of a family office client for whom we already manage several properties across the West End and further afield.

Important Update for Landlords - Is your property ready for the new PRS Database?
The Government is expected to launch the new Private Rented Sector (PRS) Database later this year as part of the wider Renters' Rights Bill reforms. Although an official launch date hasn't yet been confirmed, landlords shouldn't wait until the last minute. Failure to comply with the new legislation could result in fines of up to £40,000 making early preparation more important than ever.

Commercial Property Spotlight - Three Great Deals in Queen's Park
It's been a particularly successful few weeks for our Commercial Property team, who have completed a hat-trick of transactions for our long-standing clients, Akoya, in Queen's Park.
Hera Pictures - We agreed a lease renewal with award-winning television production company Hera Pictures, ensuring they remain in one of London's most creative business communities.
Distiller Music - We also welcomed Distiller Music to Lonsdale Road. The independent record label represents artists including Blossoms, Sports Team and Reverend and the Makers, adding another exciting creative business to the area.
Apoha - Finally, we were delighted to support Apoha, an innovative molecular science company, as they expanded into a brand-new laboratory.
The move increases their occupation to over 6,000 sq. ft, supporting the next stage of the company's impressive growth.
