What makes it special?

North of Notting Hill and White City, Kensal Rise has become a hipper place to live in the last ten years thanks to rising prices in neighbouring districts and a migration of fantastic independent shops, cafes and bars. Today it has a real village feel, with some great open spaces and the Grand Union Canal on the doorstep. From Edwardian and Victorian houses to modern flats and even a smattering of worker’s cottages, you can find almost any kind of property in this area.

Is it easy to get around?

Kensal Rise station will take you to Clapham Junction, Richmond and Stratford on the Overground network. Kensal Green station will get you on the Bakerloo line and into central London in 15 minutes.

What about culture and heritage?

You can visit Britain's first independent boutique cinema and social enterprise, The Lexi Cinema. Or take a stroll around the atmospheric Kensal Green Cemetery, full of famous names from history like Brunel, Babbage and Trollope.

What are the schools like?

Generally good: nearby secondaries include Queen’s Park Community School and Capital City Academy, both rated Good by Ofsted. Primaries include Princess Frederica CofE Primary and Ark Franklin Primary Academy, both also rated Good.

Who else is here?

The area’s happening credentials are bolstered by a cast of celebrity names who have either passed through or settled down, like Rita Ora, Phoebe Waller-Bridge and Lily Allen.

Why is it special for Dutch & Dutch?

We love this trendy, young area that is well positioned for both North West and West London. The local high street, Chamberlayne Road, has seen quite a bit of change in the last few years and has many local cafes, restaurants and pubs. There is real money being spent in the area with many new-build projects. We have let a number of offices and shops in the area and act on the Network Hub building, where we recently moved in the quirky Shrimps fashion label, who specialise in luxury faux fur jackets and accessories.

If you’re in the area…

Check out Paradise By Way of Kensal Green, a very popular gastropub and bar with weekly DJ nights and excellent food. It’s somewhat of a party spot! Locals also love the Moberly Sports Centre, part of a £28m investment that opened in summer 2018. It’s a fantastic spot for locals to enjoy sports, a spa trip or a coffee in the cafe. Kensal Green also has the best pizza around at Sacro Cuore, while Vicki’s Deli is the perfect stop-off for lunch or breakfast.
